On very quiet, private, dead-end road - totally private (but with cell reception, land line, wireless & cable) landscaped home, surrounded by woods and large frontage on a lovely small (no motorboats allowed) swimming (spring fed) lake. From your large deck you see nothing but water, trees, mountains, and sky. Cathedral ceiling LR; Master bedroom with king bed and double glass doors to deck with pristine mountain/lake views; lake and mountain views also from living room, sun room and dining room/kitchen; large deck & screen porch for outdoor dining. 2nd BR with queen bed and antique furnishings; 3rd BR [the Shakespeare room] with trundle (two singles) and more antiques. 3 full baths (one with separate tub/shower; one with combined tub/shower, and one downstairs with luxury seated shower). Fully stocked kitchen with food processor, blender, rice cooker, crock pot, coffee grinder and machine, microwave, toaster oven, toaster, and plenty of pots, pans, dishes, wine glasses, etc. (See below for more on kitchen). Dining room (if you put leaves in table, seats 10 and 12 can squash in) and screen porch with table. Bose music & lots of CDs from classical to jazz to pop to country to folk, upstairs. Downstairs in family room you'll find a 36' flatscreen T.V./cable/computer/printer/streaming Netflix via Roku you can watch while working out on the elliptical machine or using the 3, 5 or 10 lb free weights. Downstairs in the family room there's a couch that can be slept on in a pinch, but I've set 6 as the maximum number because that's the number of true beds. The whole house is wireless. Lots of games, puzzles, DVDs and videotapes (yup, our machine handles both and there's even an all-region DVD play for Scandinavian Noir and other Euro-DVDs.). Garage for 2 cars (although ask, because one slot might be taken) and circular driveway with plenty of parking room. Perfect swimming, spring fed and clean, shared only with beaver, heron, ducks, turtles and a very few residents. Glorious relatively level biking in the area (we're on a plateau) in many directions. There are 2 borrow-able adult bikes -- but helmets MUST be worn; there's an electric tire pump available in garage. Canoe/paddles/life jackets for your use; charcoal grill; large deck (see photos!) 20-25 minutes to ski Hunter; a bit further to Windham, free cross-X 15 min. up the mountain in North/South Lake State Park and a groomed area in Tannersville just beyond. Great antique-hunting nearby and across the river; local auctions in many directions. Near HITS horse show (15 min.) Lovely hikes and nearby gorgeous waterfalls; great hiking trails with incredible views; sno-tubing at Hunter in winter and zip line in summer; river tubing 35 min. away . Woodstock 20-25 min. away. Great restaurants in Palenville, Saugerties, Woodstock, and up-mountain. Concerts and live music everywhere from Bard across the river, to Woodstock to Tannersville; off-beat films, local theater abound.
Sightseeing: Olana and the Thomas Cole house of Hudson School painting fame are nearby, as is Opus 41, an amazing sculpted quarry. https://www.opus40.org/; in summer there are several open studio art shows and multiple gallery open houses. Bard's famous Gehry Fisher Center is across the river South of Olana.
Fully equipped gourmet kitchen with teas, coffee, cereal spices, oils (flavored and not), vinegar and staples for your use; an 'honor bar' (a few dollars on your honor in the basket for drinks, so you don't have to drag alcohol along for a short trip); luxury appointments; wood stove (with optional screen for fireplace feel). Luxury shower features jets at your back as you sit on tile bench; plenty of soaps, oils, and bubble bath for your enjoyment. And a few terry robes washed and available for your use, along with sheets, towels, beach towels, spare toothbrushes, toothpaste, etc.
Individual A/C in each BR and giant unit fully cools LR/DR/Kitchen area; oil (and wood stove) heat; heated garage; washer/drier.
Well-kept and well insulated on 5.44 clear and wooded acres with 2 stone patios overlooking the lake. Stunning views of lake, mountains, trees and wildlife. Swimming from stone jetty in summer; snowshoes available for winter walking; bring your cross-X skis (one size 6 pr. available). Hiking walking poles to borrow, and lots of hikes, and hiking and nature books. There's also a spotting telescope for closer looks at nature.
CAUTIONS: House NOT allergy-free; has had cats and dogs indoors. Lake is not safe for ice skating in winter (spring fed from underneath). House is not baby or young-child proof (there's a stairway to the family room without a gate; deck rails are close together but the stairs to the garden have no gate; there are outlets everywhere and the wood stove is not fenced off.) It's fine if you are able to watch them (or for non-mobile babies), but you'll need to pay attention. And all younger kids need supervision if swimming or canoeing.

NotesGreat restaurants abound, although staying home and cooking, and enjoying the sunset, quiet and privacy with music and a glass of wine (and even a good book) is my preference. Trail maps, trail guides, lots of nature books; puzzles, games; videos, cable with roku for netflix downloads when it rains - Hunter ski lifts for views in summer - swimming -- wildlife -- house is big enough for a family, but probably better for 'older' family because neither childproof nor great for beginner swimmers unless supervised from jetty (edges of pond mucky so entry from jetty or neighbor's dock).
